So, what should you look for in a property manager?

1. Someone that has thorough local knowledge of the area. You want to feel assured that the person you put in charge of your property knows the area back to front and can understand what tenants will like.
2. Understanding what geographic area the property manager covers. You might be a little bit further out of town and would like a certain property manager to look after your rental. Make sure to ask exactly what areas the agent looks after.
3. How many years has the property manager been working in real estate?  
4. Does the property manage have experience looking after rentals?
5. An expert at marketing your property to interested renters.  Where will it be listed?
6. Able to price the rent just right to get the property rented in record time. Having the property listed at a reasonable and fair amount is a good idea, properties that are too expensive are harder to get rented and cheaper properties can be rented faster and for longer. I would rather have my property being rented than sitting vacant, so make you factor this into your decision.
7. You also want a property manager that can look at the market and know when to implement rent increases. Slight increases are best as this way you can keep long term tenants and not shock them years later with big increase.
8. Having a manager that is there for the years to come means that you can easily pick up the phone in six months to a year’s time and still speak with the same person. You don’t want to have many different managers; it is beneficial to have a constant manger that understands you and your property.
9. Fees to look after your property usually change depending on what state you live in; however, they are normally five to ten percent of the properties rent. Other costs on top of this will be for lease preparation and letting fees. If an agent wishes to charge more than this they are charging too much, make sure that the costs are on par with what others are charging.
10. Does the property manager attend property inspections with future tenants or just hand out keys? It is wise to make sure that the property manager is there to protect your property.
11. If the property needs any maintenance or repairs is the property manage able to coordinate tradespeople to manage this?
12. You need to be able to have a good relationship with your property manager. Having a good connection means you can speak honestly and know what is happening with your tenants and property.
